Utilizing New Techniques During the Covid-19 Pandemic

At Dwell360 we're always working to improve our processes, communication, and marketing. Amid the Covid-19 pandemic, our team has fine tuned our state-of-the-art marketing and added some new tricks as well! Here's some of the ways we've responded to the changing environment.

We're Working Remotely

We are carefully following all of the guidelines set out by the CDC and Massachusetts government. Our team transitioned quickly to working remotely because we've always been a highly mobile office. Our meetings have moved from our office to each of our homes via Google Meet, but we're still available to our clients and business associates everyday, just like we've always been!

New and returning clients have been pleased to find out that we're conducting first time buyer appointments, home value consultations, and listing presentations virtually. Via video call we will discuss your real estate goals and work with you to find ways to achieve them in the current market. 

We're Serving Home Buyers

As our buyer, you'll receive home match emails and interact with our online property search tool to allow you to hone in on homes that are a great fit for you. Then we'll work with you to determine which ones are good candidates for a deeper dive. We will thoroughly research properties and provide you with expertise that you can rely on. Our goal is to provide you with a safe tour experience, whether we’re walking you through a home virtually on Google, Messenger, Skype, or WhatsApp or staying at a safe distance for an in-person showing.

We've Evolved Our Property Marketing

If you're considering selling your home, please know that we will treat you and your property with the utmost respect. Dwell360 has always been a leader in providing state-of-the-art listing marketing. We thoughtfully tailor our comprehensive plan to suit your unique situation and goals.

Our signature live-action videos set us apart from the competition. Now we're presenting longer videos and often including a full walk-through of the property, which is attracting a lot of attention on social media.

We've recently invested in a 360o camera that allows us to create immersive virtual tours. Potential buyers can move through the home as they wish, looking in all directions, to completely experience the property in a way that is the next best thing to seeing it in-person. 

As always, home sellers who work with us will benefit from our professional photography, complete floor plans, custom property website, and our extensive social media campaigns. We work closely with sellers to create the best marketing plan for your property.

We've Adapted Our Showings

Our marketing tools allow potential buyers to get a full picture of the property so that they can decide if they would like to see it in person. For now, we've suspended open houses at our listings, but we are scheduling private tours for serious buyers. Each party is emailed our current showing guidelines and asked to adhere to them while on the property. We space the tours out to allow each party to view the home and then leave before the next group arrives. Among other precautions, we ask visitors to wear masks and we arrive early to open all the doors and turn on all the lights to minimize their contact with the home.

The safety of our clients and their assets is our highest priority. We are constantly educating ourselves on the latest recommendations and will continue to revise our practices as things change. 

We're Keeping Closings On Track

Since Ed Johnston and John Lynch founded Dwell360 in 2010, we have been committed utilizing new techniques and improving our services continually. We maintain a paperless office and we use online tools for communication, electronic signatures, and cloud based file management. In many ways, our transaction management has not really changed!

Our team follows our virtual checklist of over 100 tasks to make sure your transaction stays on track. We correspond daily with attorneys, mortgage lenders, and other associates in order to coordinate and adjust our plan. We keep our clients informed of key action items, but we don't bother them with all the details that we handle behind the scenes. 

We're Only A Call or Text Away!

We're down-to-earth agents who understand the constraints we are all facing at this time. We will work with you to provide as much service as you would like as we all respond to the changing climate from week to week. We know the Boston real estate market to be one of the strongest in this country, and believe that we will weather this storm together.
