Buying
Trust. Knowledge. Experience.
Our buyer plan and process
Our buyer plan details the various steps in the process of buying a home in Massachusetts. Explore each step to learn more about what to expect, then plan to speak with our team. We have designed our process to empower our clients to make confident decisions. Whether this is your first home purchase or you are an experienced investor, our team will tailor a plan to get you smoothly to the closing.
Preliminary Consultation
The first time we talk, we will review your overall objectives in searching for a new property. We will spend time reviewing the buying process and clarifying how we assist in the process.
Loan Pre-approval
You might not realize why a proper pre-approval is so essential to obtaining a property. Not only is this a critical part of the process of setting your budget, but the quality of the letter and the bank it comes from can also impact whether your offer is accepted or if your purchase closes on time.
Establish Your Search Criteria
A home is more than just a collection of bedrooms and bathrooms. Together, we will consider your priorities and establish the criteria that work for you.
Look at Homes
Once we have established your search criteria, we will begin visiting the listings that fit those criteria. When we identify the properties of interest, your agent will make all the arrangements necessary to tour the homes. When can we look? Anytime.
Choose a Home
This is the point where the value of an experienced REALTOR® is clearly evident. Your Dwell360 agent will know the community, has seen numerous homes for sale, has determined local values, and has spent time negotiating real estate transactions.
Make an Offer
There are many elements you need to consider when submitting an offer on a property in Massachusetts. We will walk you through those components and provide you with some helpful details. Your Dwell360 REALTOR will advise you on ways that you can make your offer more attractive to sellers or help it stand out from the pack in the event of a multiple offer situation.
Accepted Offer
Once we have a signed offer from the seller, our due diligence process begins. There are several important milestones that we will closely monitor to ensure that you have found an excellent investment.
Purchase & Sale Agreement - "P&S"
This document is a critical part of the process once an offer is accepted. It requires a deposit and outlines all the final terms of the purchase.
Finalize Mortgage & Legal Paperwork
Your attorney and mortgage broker will review all of the documents with you and ensure that everything is in order before closing.
Homeowners Insurance
Your lender will require you to insure the property. There are several options for insurance, and your specific needs will be determined by the property type and location.
Review Deed & Closing Paperwork
Your attorney and mortgage broker will review all of the documents with you and ensure that everything is in order before closing.
Close & Move
The final payments are due, the paperwork is signed, and the deed is delivered in your name and recorded at the Registry of Deeds. Then it's time to move in!
