Curb Appeal Tips For Home Sellers

If you are looking to sell your home, there are many things you can do to increase the curb appeal to buyers in the market. As Massachusetts real estate agents and experienced brokers in the greater Boston Metro area, we know the most cost effective and important exterior improvements to make to your home and yard to increase curb appeal.

One of the least expensive things a seller can do to their home to increase curb appeal is to paint the exterior of the home, and the front door. If your home and/or door are in great condition and do not require painting, a good pressure washing may be the best option to make the exterior look shiny and new. Don’t forget the siding, windows, roof, gutters, steps, and driveways!

In the Massachusetts area, certain types of exterior plantings are best for curb appeal and healthy plants. Some of the top choices we recommend are boxwoods, Arborvitae, Inkberry, Hostas, Azaleas, ornamental grasses and thinning any overgrowth. Planters with flowers, annuals for color, and grouping plants for maximum appeal are highly beneficial. Laying fresh mulch or perhaps putting an American flag on the porch may help your home sell faster and boost the return on your investment.

You do not want huge trees blocking windows, dropping leaves all over your lawn, branches hanging over roofs creating a danger from breakage, or roots encroaching on driveways and walkways. Trim trees and bushes. It is very important that your yard is well manicured, with newly mown and trimmed lawns, weeded beds, no stains on the driveway or roof, and clean gutters. Your home needs to look well cared for and maintained to attract buyers.

Simple and inexpensive ways to increase curb appeal include installing new door hardware and updating your house numbers. You don’t need to pay a professional or handyman or spend a lot of money to improve your home’s exterior appeal. You can do the necessary work yourself, with the exception of roof repairs, heavy tree trimming, or any work that may require professional skill or be dangerous.

The fact is, buyers will pay more for a house with great curb appeal. A home that appears neglected or has obvious necessary repairs will discourage buyers, particularly those who want a move-in ready property with no additional required expenditures. Consider a new garage door if yours needs updating. Exterior lighting is a very important consideration in outdoor living space and curb appeal.

Updating porch fixtures can immediately boost your home’s exterior appeal. Clean, repair, or replace existing fixtures and paint or replace railings. Perhaps add flower boxes below windows and on front porch railings, painted to match. Fill them with nice cascading flowers and add new outdoor furniture or seasonal décor.

One simple thing many sellers fail to do is upgrade their mailbox. Buyers pay attention to the smallest details, and painting or replacing the mailbox, or planting beautiful flowers around it, can be a lovely finishing touch to your curb appeal.
